It's happening here. Many acquired a real estate property through loaning. That is one smart way to obtain an asset like a real estate. And since the price is skyrocket the solution is acquisition through a loan method.
 
I will not advise anyone to engage in real estate with loan. Real estate is forever lucrative business but it is not a business that brings money consistently. Moreover, loan is always increasing through interest thereby may affect the overall financial performance.

That only works if the numbers actually cash flow. Rent needs to cover mortgage, taxes, insurance, maintenance, and vacancies with margin left. If it does not, you are speculating on price growth, not investing. A stable income and down payment help, but deal quality matters more than access to a loan.

I did mention about steady income right. If you are not earning enough, you will have difficulty in repaying your loan. You can also use your investment to get return on your investment.
