Do you pay caution fees when renting an apartment?

In some apartments in my place, one is required to pay a fixed amount outside the rental amount. It is called Caution Fees. It is kept by the property owner or manager. It is meant to cover vandalism costs that the tenant has inflicted on the apartment during his or her stay.

If there is nothing vandalised after your stay there, the caution fee would be refunded back to you.

I pay caution fees for my shop. It is not something that you should be afraid of paying if you are very certain that you are a careful person. It is the property owner trying to protect his investment.
